Agents: This easy-to-implement Just Listed Letter campaign will help you sell more of your own listings. For the best results, use this program in conjunction with the listing marketing strategies contained in MORE Document #5099. When this letter is used in conjunction with the Info-Box Flyer Campaign and an Ugly Yellow Sign, you’ll double or triple the number of listings you sell yourself and “wow” the entire neighborhood, thereby attracting even more listings.

Lenders: This campaign will generate leads for your home mortgage lending services. It will also create far more good will with real estate agents than a box of donuts because you’re (1) making them look good to the seller, (2) making them look good to the neighborhood (a source of future listings) and (3) creating traffic that will increase their opportunity to sell the listing, thus earning both sides of the commission.

Instead of a postcard from a real estate agent shouting “Just Listed,” this campaign creates curiosity and interest because the letter comes from a homeowner instead of an agent.

The Realtor letter is mailed immediately upon listing the property. It notifies the seller’s neighbors that they will be moving. The letter attracts interest and makes neighbors feel special because the seller is informing them of the move before the For Sale sign goes up. The Lender letter can be mailed anytime because the focus is on new home loan information provided by the Realtor and Lender.

The most important thing is for the letter to come from the seller and not from you. Use the letter template to make 100 copies with the seller’s information and signature.
Now, be careful of the details!

  • Print on plain white stationary – nothing fancy.
  • Use a postage stamp, not metered.
  • Use a plain white envelope with no return address – not your business logo envelope.

If you’ve ever used a just-listed postcard before, you’ll be pleasantly surprised with the increase in response and showing activity this simple letter produces.

How it Works:

  1. Download the Microsoft Word Just Listed Letter from this document. Change the areas highlighted in red to your client’s specific information.
  2. Print the letter, then meet with your clients (or, Lenders, meet with the clients of the Realtor who listed the property) to explain the program. Explain that you will pay to mail the Just Listed Letter in their name and that it will attract a flurry of attention and activity, thereby helping their home sell faster, for more money.
  3. Obtain the seller’s signature on the Just Listed Letter.
  4. Print 100 Just Listed Letters.
  5. Download the Microsoft Word Just Listed Letter APS Script from this document. Change the areas highlighted in red. Don’t add or subtract other language from the script without getting expert advice from your Coach, the Marketing TeleClass or Ad Clinic.
  6. Designate a voicemail box in your system for the Just Listed Letter Script.
  7. Record the Just Listed Letter Script.
  8. Use a Criss-Cross Phonebook, City Directory or your Title Company to obtain the names and addresses of the 100 nearest neighbors.
  9. Mail the Just Listed Letter to the 100 nearest neighbors before installing the For Sale sign.
  10. Track your numbers and share your hit costs, lead costs, appointment costs and transaction costs on the Thursday Marketing TeleClass.
